What Lake Erie and Ohio winters do to a house

How a house on this side of Cleveland weathers comes down mostly to how close it sits to the water. Wind off Lake Erie carries moisture inland and keeps siding, shingles, and glass damp for longer than they would be twenty miles south, and damp is the one condition algae and mildew need. That is why the green-black film shows up first on north-facing and shaded elevations, and why a lakefront home in Avon Lake gets dirty on a noticeably faster clock than an inland one in Brunswick.

Winter does a different kind of work. Road salt gets tracked up every driveway between November and March, dulling the concrete and getting into its pores, where water follows it in, freezes and starts breaking the surface apart from the inside. That freeze-thaw cycle is why sealing a driveway matters here in a way it does not in a warmer climate, and why the drying step decides whether the sealer holds: sealer over damp concrete traps water underneath and peels within a season.

Gutters are the third piece. A trough that cannot drain in autumn becomes a trough full of ice in February, meltwater backs up behind that ice and works its way under the shingle edge, and the damage shows up on the bedroom ceiling rather than on the roof. Clearing them twice a year is cheap insurance against a repair that is not cheap at all.
