The Detail

Road salt, freeze-thaw, and why timing decides the seal

Concrete looks solid, but the surface is porous, and in this climate that porosity is the whole problem. Through winter, meltwater carrying road salt soaks into those pores, then freezes and expands with enough force to break the top layer apart from within. The flaking and pitting that show up on an aging driveway after a hard winter are that damage surfacing, and salt makes it worse because it draws in and holds extra moisture right at the surface. A yearly clean takes the salt and organic staining off before it can keep working, and sealing closes the pores so less water gets in ahead of the next freeze.

The finish depends on two things that have nothing to do with how strong the cleaner is. The first is the tool: a rotary surface cleaner holds an even distance across the slab so the result is uniform, where a hand wand cleans in arcs and leaves striping behind. The second is patience. Concrete has to dry all the way through, not just on top, before any sealer goes down, because sealer laid over trapped moisture clouds white and peels within a season. Neither lasts forever, so a driveway in this climate does best resealed every few years, judged by whether water still beads on it rather than by a date on a calendar.
