What a house needs changes from one town to the next here. A lakefront home in Avon Lake sits in moisture coming off Lake Erie and grows algae on its shaded elevations. Will pressure washing damage the vinyl siding on my northern Ohio home?
High pressure can, which is why we do not use it on siding. Vinyl panels overlap, and pressurized water finds those seams and gets behind the wall. Soft washing cleans at low pressure and relies on the solution instead.
Can you pressure wash a roof on Cleveland's west side?
You can, and it will damage it. Pressure blasts the ceramic granules off asphalt shingles, which is what protects them from UV. Shingle manufacturers direct against it and it can void a warranty. We soft wash only.
What causes the black streaks on roofs around Cleveland's west side?
An algae called Gloeocapsa magma. It feeds on the limestone filler in asphalt shingles and spreads downward with rain. The north slope goes first because it holds moisture longest.
How long before it looks dirty again this close to Lake Erie?
Longer than after a high-pressure wash, because the algae is killed rather than stripped. Shade, tree cover and how close you are to Lake Erie all affect it.
